If your payment is late -- or if it is going to be late -- call us. We can often help if you are having a problem. It is always better to communicate with us and let us know what is happening.

Rick O'Hara & Associates, Inc. (ROA-Inc.) is a loan servicing agent. As such, we must take our instructions from the lender(s) on your loan. If the lenders instruct us to initiate foreclosure proceedings, your credit can be severely damaged and you will incur significant additional costs. We would like to help you avoid such situations.

Each borrower whose loan is collected by Rick O'Hara & Associates, Inc. (ROA-Inc.) is responsible for paying his or her own property taxes. ROA-Inc. does not collect impounds for property tax payments. You should receive a tax bill in the mail for  your own property. If you do not have a bill, call your County Tax Collector's Office immediately to obtain one. You should verify that the County has your correct mailing address.

It is critical that you plan your finances such that you make your semi-annual property tax payments on time. The last date to pay the current year's property taxes without penalty is December 10 and April 10 of the subject years. For example, the 2005-2006 property tax bill is payable as follows: 1st installment delinquent after 12-10-2005; 2nd installment delinquent after 4-10-2006. The penalties and interest rate charged by the County Tax Collectors are extremely high. For your own benefit, you should pay your property taxes on time. If you become delinquent, it is very difficult to catch up due to the way the Tax Collector's Office charges and compounds interest.

The State can sell your property at tax auction if you do not pay your taxes for five (5) years. Further, failure to pay property taxes is a breach of the terms of your loan agreement. Therefore, you also risk foreclosure proceedings if you don't pay your property taxes. Please - pay your taxes on time.

If you have delinquent taxes, please contact your local Tax Collector's Office to arrange repayment. For your convenience, some of the County Tax Collector's Office phone numbers are listed below. However, you should check the phone number on your tax bill to verify this information. When you contact the Tax Office, you will also need your Assessor's Parcel Number (APN) located on your tax bill, and/or the address of your property.

Delinquent property taxes are never forgotten - they just get worse and worse.
